EPDM Repairs
These photos include a before and after shot of an EPDM repair.
The first repair job shows the corners where we flashed the curb and applied the repairs.
In the second photo, you can see the newly applied repair in contrast to the old discolored EPDM material which was under the rocks. We cleaned the old and applied a new EPDM membrane for the repair where these pipes were leaking. Once the repair was complete, we put back the rocks and flag pole.
TPO & PVC Repairs
TPO repairs on TPO roofs are ideal projects. After we clean the old TPO and apply the repair membrane, the new TPO material simply bonds with the existing roof. You can see the skylight curb repaired in the nearby image.
Commercial roofs can have two roof layers. If you have two roofs, we'll usually remove them both. TPO is typically torn off and replaced since moisture can get trapped between the layers.
Asphalt Repairs
Modified bitumen asphalt repairs typical leak at the edge.
As part of the repair, we scrape up the spud of the old asphalt, which is where the material is embedded. After the repair, we smooth out the asphalt. The heat helps embed the gravel into the asphalt material.
Metal Repairs
You can see a variety of metal repairs we've completed in this set of building photos.
Most leaks on metal roofs are due to persistent penetration like leaking Air Conditioning units, water running into curves, or an opening in the metal.
For the standing seam metal roof, we applied an elastomeric coating, which expands with the metal like a rubber band. This repair coating is applied as paint type substance with multiple layers. There is a pink base coat covered with a layer of embedded polyester fabric. The top and third coat is a white layer, entirely covering the first two coats for maximum protection.
In one of the photos, you'll see how we not only conducted a TPO repair, we also replaced several of the metal panelings which were completely ruined.
While metal roof repairs can give you another year or two of life, the number of repairs will mount up to a point where it no longer makes sense to repair. We warranty the repair for one year.
In the case where the metal paneling rusts out, it can lead to a situation where it is no longer safe to repair the roof and new paneling or decking while be required for the next reroofing project.
